MLS Multiple Listing Service
MLS integrations on the RESO Web API, listing databases, and custom listing system development and tuning.
A multiple listing service (MLS) is the shared listing database that real estate brokers use to publish and find properties, and the source that feeds brokerage websites, agent tools and syndication partners. Software work around an MLS includes integration: pulling listings, photos and status changes into your own systems and keeping them current.
The data standard has changed. RESO, the Real Estate Standards Organization, has deprecated RETS and no longer supports it. The current transport is the RESO Web API, built on the OData version 4 standard, with OAuth for authentication. A brokerage site or back-office tool still reading a RETS feed depends on a standard its maintainer has retired, and its replacement should be planned before the MLS switches the feed off.
IKRC builds those integrations and the listing databases behind them: incremental sync by modification timestamp, photo download and resizing, status-change history, and the display and data-use rules each MLS sets. We also work on custom listing systems and on performance problems in existing ones. The import side follows the same patterns as our data import work.
